Buildings Insurance

Want to protect your home sweet home? Your house is more than just bricks and mortar. It’s at the heart of everything you do. So whether you live in a one bedroom bungalow or a country house, what matters is knowing that if something went wrong, your house is protected. That’s why we offer Buildings Guard insurance that offers a wide range of cover for your property.

How Buildings Guard works for you

Underwritten by certain underwriters at Lloyds of London and provided by Britannia, Buildings Guard gives you all the cover you could expect for events such as fire, floods, vandalism and much more.

It also provides cover you might not expect for things like broken windows and burst pipes. You can choose to add extra accidental damage cover in case you put a foot through the ceiling or spill paint down your brickwork. And as a little extra of our own: we’ll ensure you’re still covered even if you haven’t yet moved into the property or plan to spend time away.

Insurance Features

  • No extra cost for paying by monthly Direct Debit.
  • Cover starts automatically on Britannia mortgages, either on the date contracts are exchanged on your property or when your mortgage loan offer is issued, whichever is the later.
  • Your buildings sum insured is automatically adjusted in line with the Housing Rebuilding Cost Index to avoid being underinsured. You need to inform us of any home improvements or alterations to your home as these may increase the rebuilding value, we will then revise the sum insured and calculate your new premium.
  • £1,000,000 Third Party Liability.

  • All claims are settled on a “new for old” basis.

Limits

  • Buildings – Rebuilding value of your home.
  • Third party liability £1,000,000.

Main exclusions

  • Wear, tear and depreciation or faulty workmanship.
  • Gradually occurring events.
  • Damage to gates, fences and hedges by storm.
  • Subsidence damage to items such as paths and gardens where your home is not affected.

Excesses

All insurance policies have their limits. Here is a brief guide to the main ones that apply to Buildings Guard provided by certain Underwriters at Lloyd's of London and Britannia.

  • First £50 for all claims (unless otherwise stated).
  • First £1,000 for subsidence, heave and landslip claims.
  • First £250 for theft, vandalism, accidental damage and escape of water/oil, claims where the property is unoccupied/unfurnished for 31-90 days.
  • First £500 for theft, vandalism, accidental damage and escape of water/oil, claims where the property is unoccupied/unfurnished for 91days – 12 months.
